“The mortgage is the icing. This is the cake.”
Everybody quotes you a monthly payment. Nobody quotes you the whole bill. This tool counts it — the payment, the taxes, the insurance, the upkeep, and the cost of the money itself — over the real life of the loan, before you sign.

Put in the numbers the way the lender puts them to you. The count appears as you type — and here, a monthly figure never stands alone: the full cost over the life of the loan stands right next to it, every time.
The 1% maintenance figure is a common rule of thumb — change it to what the house in front of you will really ask. Tax, insurance, and maintenance are counted level, at the numbers you entered, for every year of the loan.
PMI: if your down payment is under 20% of the price, private mortgage insurance is counted at 0.5% of the loan per year, and it stops the month your equity reaches 20% — figured from principal paydown on this loan, month by month.
Fill in every number and the count appears — monthly and lifetime, side by side. A monthly figure never stands alone here.
The sheet prints when every number is in and valid — and it carries the monthly and the lifetime figures side by side, same as the screen.
